Please read through carefully.
Checking In and Checking Out
You may check in from:
2PM onwards PLEASE DO NOT ARRIVE BEFORE.
To ensure your stay with us is perfect in every way, we require the time between bookings to clean your rooms, lounge areas, stables and paddocks. Please respect our checking in and out times. Many Thanks.
Please call HFS if you are running late or cannot arrive until after 4pm.
If you wish arrive earlier than our check in time we suggest riding at Holkham beach on your way here.
In order to allow time for the rooms, stabling and turnout paddocks to be properly cleaned between visits, please check out:
Rooms Vacated by 10am
Stabling, Paddocks and Loading car park vacated by 11.00am
Loading and Unloading
For welfare and safety reasons all loading and unloading will be in the HFS first paddock. There is plenty of room to manoeuvre both vehicles and horses safely.
Horses can be turned straight out or be taken to HFS yard. The paddock is also secured for parking your trailers and/or lorry’s during your stay.
The gate will be padlocked with a combination lock. You will receive the unique code on arrival.
Payment and Cancellation Terms
A non-refundable deposit of half of the total cost of your stay is required at the time of booking in order to secure your dates.
The full balance becomes due two months before the start date of your stay.
Any additional costs such as hay/haylage, bedding, mucking out service, or guided beach rides will be due on your departure date.
Any changes to the original bookings will incur an administration fee of £10 per amendment, once invoices are sent out to you.
Please be aware on booking stabling and therefore reserving it for your stay it will remain on your booking whether you choose to use it or not.
Bookings made within two months of your arrival date will require non-refundable full payment.
If you should need to cancel all, or part, of your booking and we are able to fill the booking, half the original deposit amount is refundable at our discretion.
Please inform us as early as possible so that we can try to mitigate the costs by finding replacement guests.
Please be aware we do not move bookings.
Moved bookings are viewed as a cancellation and will be treated as such.
However if we are able to fill the booking in full your booking may be moved to another date at our discretion but will incur a £10 administration fee.
Clearly we have no control over your circumstances regarding such cancellations and so make the above provisions because we are unable to get insurance cover for this kind of loss.
You, on the other hand, having such control as there is can insure under, or as an addendum to a normal holiday/travel policy (holiday cancellation, baggage, health etc.) or your equine policy. We would respectfully advise that you do so.
Your booking is confirm on receipt of your deposit. In confirming your booking you and all members of your party are deemed to have read, understood and accepted our terms and conditions.

Please be aware our Pricing Tariff and T/C's are reviewed each year and are subject to change.
A maximum of two well-behaved dogs are welcome.
Our doggy friendly areas…
The secure dog room court yard, exclusively for your dogs.
Garden and patio areas.
Paddock and yard areas. For the safety of all dogs and horses please keep them on leads in these areas.
We do not allow dogs in any upstairs rooms, breakfast room or sitting room areas.
Dogs must not be left unattended for extended lengths of time.
We do not allow dogs to be left any vehicles or stables over night.
Owners must control and clean up after them in all areas at all times.
We regret we cannot accept dogs that have been brought with you but that have not been booked in advance.
Home Farm Stables does not cater for children under 10 years old.
Visitors are welcome. We ask that no more than 2 visitors per booking and for a maximum of one hour.
Visitors may not bring pets on the premises.
For H&S fire safety purposes please check all visitors in with the manager.
A shavings bed in each stable is provided by us, additional shavings at extra cost.
Guests are expected to maintain the stables on a DIY basis; and we respectfully ask that guests leave them in a clean and tidy condition – with the bedding banked against the walls on departure day. Brushes, shovels, forks, hose points, buckets etc. are all available.
A supply of hay or small bale haylage is available at extra cost. (please ask for up to date pricing)
Please keep the yard clean and tidy at all times.
For death or personal injury caused by guests negligence, neither the owners of Home Farm
Stables nor their employees, agents or representatives accept liability for any accident, loss, damage, injury or illness to horses, owners, riders or other persons, land, vehicles, their contents and accessories or any other person or property whatsoever, whether caused by their negligence, breach of contract or in any other way whatsoever. Guests are advised to ensure that
their insurance arrangements are in place.
Riding on the Beach
When riding on the beach please be aware of the tide times and choose you’re riding times wisely. A current tide timetable will be available and extra help provided if needs be. Please be respectful and courteous to all other beach users including those with dogs.
Please note that riding on the dunes is strictly prohibited.
Also be aware as you approach the beach look out for golfers at either side teeing off.
Riding in the HFS Arena
Please feel free to use the arena and the jumping equipment stored outside it. For the convenience of all guests, we respectfully ask that any horse droppings be removed and any jumps used be replaced outside the arena after use, many thanks.
All horses should be wormed and have up-to-date 6 month equine flu vaccination certificates.
On bio-security veterinary advice we will be checking all passports on arrival for up to date vaccinations.
Unfortunately horses not vaccinated or showing signs of infection of any kind will not be permitted on site.
This is to ensure we can protect all our guest and resident horses.
There will be Breakfast Menu option forms in your room for you to note your requirements including vegetarian/vegan/gluten free etc.
If you would be kind enough to leave completed form in the basket in the evening we can attend to your individual needs.
Please note there are no food preparation facilities available to guests. B&B only
No take aways without prior agreement
For Fire regulations and safety No BBQ’s
Home Farm Stables is a no-smoking establishment.
Guests wishing to smoke are requested not to do so in the buildings or in the stables/yard. Ash trays are provided in the garden, patio and court yard areas.
